Yes my first property needed painted and minor things fixed before moving in, the tenants made a suggestion, that they can fix and finish everything if I go down on their deposit! Which worked out great and plus they used my maintenance man for the job! Only cost was the materials!

Take that money and start investing, buy a property, invest in marketing depends on goals and let experience be your mentor, heck I know if you have good leads coming in, most likely you will run into a mentor for free because you are providing value up front by finding the deal!

I wouldn’t pay for a mentor, just my 2 cents! Use BiggerPockets, books, and take action, you will do quite well! The blue print is out there available for free, ! It’s always good to have a mentor but again I wouldn’t pay for one! Provide value, network and you will find your mentor in no time!

That slumlord comment really gets me piss, I have a manager at my job who made that comment to me more than twice, I call these people haters, which means I’m doing something right!

Buying my first property was the best decision of my life, despite all the negative reactions I got from people.

We are taking risks that other people are afraid to do, thus receiving backlash, I look at it like this, when people make negative comments about what I’m doing in life that it’s not about me, It’s about them and there insecurities.

Congrats on your two properties, I’m at two now myself, Keep Pushing and don’t let people opinions get to you!

This hits it dead on, and makes sense! Too early to sell, and it’s crazy I already knew in my head, wait hold up, taking out the all the costs, it would be a lot less than 80k, but for some reason it’s easy to ignore that,! Yes refinancing wouldn’t be worth it right now found out!

This is what I want to do, is to take at least 20 to 25gs out, what would the property have to appraise for in order for me to do this? I think the LTV has to be 70percent

1,957 all together, other side rents a lot lower due to section 8 but market rent is 1000 to 1,100!
