if your wholesaling with a re license, you have to disclose that your an agent, and as a Utah agent your required to use the Utah repc. Now the repc is not assignable. If your wholesaling as an agent id recommend you talk with a real estate attorney for the proper disclosures to use.

looks great, I haven't seen you in a while, now I know what you've been up to.

Looking for some help with the overall rental market in Idaho falls and Pocatello.

nice job, Ive done many in this area, and yours is first class. the tv shows make it look easy, but its a lot of work.

I have a rental that we just found out has a main sewer line break and needs replacement. They can start on the job in 2 days and takes approx. 2 days to complete. How would you handle the downtime that the tenant will experience? Would you provide a hotel for the tenant?

I remember the great times I had with the military. I think your making a great financial decision with investing in the logan/ogden area, I currently invest and sell real estate in those areas and have no regrets. best of luck

Ogden's not scary, its amazing how it gets this label, ive never had an issue in ogden. in any city that you have a vacant property you have potential issues. If you network in the neighborhoods, you usually find some retired folks that still live there, and like to be your secret eyes in the neighborhood.

I have a different view, I install central a/c in every unit, I feel it gets  better tenants and there more likely to stay longer. ive felt that swamp coolers are a thing of the past, like a rotary phone. as a realtor, I'm finding more and more homes with a/c installed, so times are changing. best of luck on your decision.
