I operate in your market, and have had great success with just a sign, but I also list on ksl and craigslist. if its in great condition, it will rent fast.

its a numbers game, it will take x number of calls to yield x number on appts, that will yield x number of contracts. the formula varies from state to state. most agents that have success with expireds call on average 3-4 hrs a day, they make hundreds of calls a day.
