Hello fellow BP members! I've recently decided to House hack and use a FHA loan to purchase a multi-family property. I have connected with some great lenders and agents through BP, I've also been watching lots of Youtube videos and reading The House Hacking Strategy, by Craig Curelop. I know nothing is ever "easy" but can anyone give me any advice, or what to be prepared for? Any one available to mentor me through the process? Please pm me if so, thank you!

Hey Jaren, I too am a father of 2 that wanted out of the rat race. My plan was to wholesale and get enough funds to be able to House Hack my first property. Right now I’m still wholesaling while working full time, but I’m in the process of house hacking! I can see the light at the end of the tunnel. This was my strategy though hopefully it helps! I’m not experienced very much, I’ve only been wholesaling about a year, all I can do is encourage you, that decision I made a year ago has changed my life and I hope you find something that does the same for you!

I would say build a relationship with cash buyers. Most cash buyers WANT to work with a wholesaler because you bring deals literally right to them. Also get the property under contract, once it’s under contract, the property is yours

Do not go with Zillow’s Estimate. Your buyers nor appraisers will care what Zillow says, it is inaccurate.

Hello Bigger Pockets members! Hopefully I'm writing this in the correct category. For the past few weeks I've been studying this method and finally got the courage to start searching. I currently live in West Covina California, and I'm looking for a property within a 50 mile radius. I've saved up about 50k, so can someone help or recommend any great lenders and agents in my area. It would be much appreciated. This will be my first home purchase so I am going to try to qualify for an FHA loan.

Also Is this a great investment with my 50k?

Hello fellow Bigger Pockets members! Recently I’ve decided to virtually wholesale in the Omaha, NE market. After studying the Omaha market and creating a buyers list, I’m now on a hunt for properties. I have a few home owners that are interested in selling. But I’ve reached a roadblock and I need some help. I’m located in California so everything I do is virtual. Can anyone give any advice on how to create a purchase and sale agreement? It will all be virtual, and I’m not sure how to go about this.

I’ve recently decided to wholesale virtually. Everything has been fine so far I just have 1 struggle. I’m not sure what title company to work with. Does any one know any title companies in the Omaha, NE area that work wel with wholesalers?
