Hello BP members. Recently I’ve found an off market deal. Ive calculated the rehab amount, however, the curb view of my property is not very appealing. The comps that I have pulled do have a very nice curb view, so I know I will have to update the curb view.

Does a curb view have a heavy influence when I get the property appraised? Can anyone share what your budget is when repairing a properties curb view?

I am looking to BRRRR out of my state. I've done lots of networking, and feel I've found my "core 4". However, the agent that I am working with says that he owns his own property management team and is willing to manage all of my properties I purchase. This sounds like a good deal to me, he charges 10% of the rental income. However, if a tenant has a complaint, let's say a leaking faucet, he does not handle. He will contact me and I will have to have someone repair the problem.

This kind of scares me, since I am out of state, and I did not want to have any part of managing my properties. For people that invest out of state, would you take this deal? Or hire another property management team that will handle all complaints?

@Andrew Syrios In your opinion, what are the best ways to get into contact with private money? I have lots of cashed saved hopefully to purchase server also properties with the help of private money.

@Tom S. Purchase + rehab through a bank? Is that the best method to use? It sounds great I'll look more into that. Thank you for the comment. Also I have well over 30k so I think I'm on the right track, thank you I'll definitely look into more ways to finance my BRRR

Hello BP members. I am an investor from Los Angeles looking to invest out of state. I've already chosen a market and began taking the necessary steps in order to start buying properties. In my market the average home sells for about 130k. About how much money do I need saved in order to invest? I want to purchase properties and use the BRRRR method.

Currently I am in the process of House Hacking. I can 100% say i am using the "fire, ready, aim" strategy lol. I am a person that always takes action, and i want to make sure my action is guided. I have spoken to 2 lenders and i am in the process if getting pre-approved. I have also spoken to 1 real estate agent. My question is, about how many lenders should i talk to, and how many agents? The 1 agent that i am speaking to, as well as 1 lender, have house hacked before so they are so much help! But how many others should i talk to? Also any advice on house hacking is much appreciated, thank you.
