Zillow Foreclosure Estimates

Hey BP, I Have A Question On Zillow It's This Property I've Looked Up And On My Own Without Using Zillow The ARV Is 85K But The Estimated Of It On Zillow Listed As Pre Foreclosure Is 20K. Would That Scare Buyers Away Or Is Zillow's Estimates Usually That Off?
