I'm also a newbie out of Overland Park. I recommend attending MAREI events. I was there for their last event and everything I found out that what I've been reading in the books is actually true...tadaaa....At the event I met other investors, hard-money lenders and even banks(who would've thought?) I am looking for painters, floor contractors, electricians, sheetrock contractors, roofers. I am just trying to get a list for anything that may come up during the rehab.

Could you guys share a list of reputable contractors in the Kansas City area? I've heard horror stories about contractors and would like to start on the right foot. Also, what are some investor friendly closing agencies?

Newbie question: suppose I buy a house cash, fix it up and then decide I want to rent it out. Can I ask the bank for a mortgage on the property so that I can take money out of it in the form of refinancing to use it to buy another property? That'd be like buying the property from myself and putting a mortgage on it.

Just out of curiosity. I was talking to a friend yesterday about my dreams of becoming a real estate investor. He told me he knew lots of people who have failed and lots of people who do it but barely make enough money to pay the bills because there's just too many RE investors. How accurate is his negative speech? I live in the midwest, Kansas City to be exact. My goal is to flip at least one house a year starting this year.

I live in the Kansas City Metro Area. I've been reading all sorts of books related to flipping houses and how to acquire them. I want to feel comfortable before making the jump. I plan to start my Real Estate Investment career next year by finding a property in disrepair, buying it using a hard-money lender(which I've yet to research who's available where I live) and fixing it(Need to get better at contracting). I will use a RE agent to sell the house. After that, I will do so many deals that I'll get rich and buy an island.. :)
