What is the minimum $$$ he would take? Check with a realtor to see what the comps say. Have you checked on places like redfin for what other comparable houses have sold for in that last 6 months? I'm reading "the book on estimating rehab costs" by J Scott. It's pretty good. I don't think the 70% rule is going to work on this deal because the value is over $200K. You're gonna have to write down all expenses and decide what your profit is gonna be. I'd stick to 15% of the ARV or 20K whichever is higher...

Does anybody have a statement of work of recent rehabs completed here in Kansas City, Overland Park or Olathe? I know I am probably asking for too much but I thought I'd ask. I'm already spending my time at home depot but given that I've never done rehabs, it's becoming time consuming.
