 You're right. It's called Agreement for Deed or Land Contract.

I want to sell houses using owner finance. My intentions are not for them to default. Just to get the monthly payment charging whatever the going rate for rent for that location is for as long as it takes with a 10% compounded interest rate. Of course, there will be cases where borrowers default at which time I will evict if necessary. I will do my best to accommodate to the situation, of course, but there are times when you have to evict. No foreclosures as I'm not planning on transferring the title. Just do a the deed of trust.

Any recommendations for an RMLO (Residential Mortgate Loan Originator) in Kansas City to qualify my buyers to whom I'm owner financing?

I was planning on buying properties and sell them using owner finance. Then, I read the Dodd Frank and SAFE acts and ran into a road block. I heard that you need a Mortgate Loan Originator.

All I wanted to do originally was signed a Deed of Trust reviewed by an attorney but it seems I'll also need an MLO to be compliant with this regulation. 

Is anybody out there doing investor seller financing? Can you tell me the process to be compliant with this regulation? How do you find an MLO?

Any small community investor-friendly banks in Kansas City?

I am interested in buying a few properties in Kansas City, MO that need repairs using bank loans. I need a bank that offers great rates, doesn't take 2 months like big banks,  and with little hassles. Let me know. Thanks.

You probably then need to attend MAREI meetings. They have monthly meetings with the next one being on July 12th at the holiday Inn and Suites Hotel on 87th/I-35. A lot of people attend these events and there's a yearly fee. It's a great place to meet other real estate professionals. http://www.meetup.com/KCREIGroups/
