Seller Financing in Kansas City Area

Hello fellow investors!

I've recently moved to the Denver metro area and purchased a 3 bedroom, 2.5 bathroom townhome for about $300,000. I rent out the extra 2 rooms and garage, which drops my mortgage payment to about $400 per month. I live in a really nice place for cheaper than renting while gaining equity, which is why I did it. The housing market here is really competitive and expensive, making it hard to find investment deals. I lived in Overland Park, KS the majority of my life until I got a huge job offer here in Denver.

It seems the cash flow in KS and MO is better. I'm interested in finding seller financed deals in the KC/MO area. Potentially Raytown, Independence, or south in areas such as Gardner, Olathe, Lee's Summit, Belton, Raymore. Does anyone know how to find these deals? I could wait until I save for another bank mortgage down payment, but that would slow my growth considerably. I've looked a little bit on craigslist and sent some emails to owners posting their own houses. I haven't had many responses. What can I do to improve my search?

@Rick Novotny its hard to find the seller finance deals as they are few and far between.  Here are my 2 suggestions for you:

  1. Join MAREI.org This is probably the best REI club in Kansas City. You can search for available owner financed properties on this site. You can also post your request for owner financed deals.
  2. Find a local investor friendly agent and have them set up an MLS search specifically looking for owner financed deals.
