Fantastic!  I'm a realtor in the area and can certainly help you with pricing and help to find the bank owned homes, if needed.  Make it like new and they will fight over it.  What's the location?

FYI, getting a real estate license in Michigan may not take much, but in order to actually practice will mean you will need to be with a company and the cost of doing that business is about $2K to start.  It's a costly business to be in.  Trust me, I'm a realtor and the time it takes to learn this business is no less than a year and a lot of dollars later.

Well, I work for KW and there are a lot of benefits, like education and teams.  If you're new, KW is great.  You get a lot for your buck here.  If you cap early, your commission is all yours.  And there's profit share.... let's talk about that.

Make sure you're working with an accredited Mortgage Broker.  Banks are limited and Quicken loans backs out of the deal at the 11th hour, trust me, I refuse to accept an offer with a QL and it's the regular buzz in the office that 'another deal fell through.'  That Q pre approval is worth no more than the paper it's written on.  If you need a Mortgage broker that's legit, call mine.

There is no easy transaction.  I'm an agent.  There's a LOT of behind the scenes paperwork, title work and phone calls between agents, lenders, etc.  If your agent made this seem easy, good for them!  Here's what you're asking... can that 3% agent fee get into your pocket if you don't use one? NO.  We, as agents are also your insurance.  We have lawyers backing our work and we are there in case the deal is going sour, we know how to right the boat.  The seller has already agreed to pay 6% commission to his selling agent.  Sure you don't need to be represented in this deal.  Really, they don't care and would love it if no one is advocating for you.  So would the listing agent because, you know what happens now, he keeps the whole 6% and you're still have no one making sure you're protected in this deal.  Did you save any money?  Nope, but now you're completely exposed.  Please, get someone who you like and trust to work with.  Use them for every deal all the time.  Buy them a beer and get to know your agent and they will be on the lookout for you for properties to buy.  It's a two way street.  Go down it.

Oh boy.  As a Realtor I can tell you the contract in one thing, with contingencies so you're not locked into a bad sale.  Your INSPECTOR will cost about 350 and should tell you both, what has to change and what is in need of repair.  You'll want someone advocating on your behalf.  It's unfair to pay a realtor 3% and the seller is probably trying to make the most money possible (would have made more selling through a realtor) and won't pay for the work your realtor will have to do for both sides.  That being said, don't worry about the realtor here... see if you can get HALF of that money from the seller.  1.5% of that and then tell him you're using a Realtor as a "transaction coordinator" so all the paperwork and title work gets done correctly.  He might be willing to pitch in for that.  Sometimes they learn that Realtor is a bad word.  Work around it.  I know, I'm a realtor and there's a lot of work to be done to get the sale complete.  I also know there are a lot of terrible people in my business that I would rather not be working with either.
