Thanks everyone for your input.  Fortunately, I have a lot visibility since the house is located near a major university and the street that it's on has nothing but student housing and new construction.  I just put a sign up in the living room window (last Monday) and I have had several calls since then.  I have 3 walkthroughs scheduled for Wednesday.  

This investment no longer fits into my long term plan. I have 3 other properties in my portfolio, and this one has to go. It is priced based on the comps in the area which will cover the mortgage, fees, etc. I did some research on the forms, documents, etc that I would need to complete a FSBO deal.

If you know anyone that's interested in buying let me know.  I also have first dibs on two lots (to left and the right) of the property, the city of Philadelphia gives owners the right to refusal.

Hi Simmy...at this stage of funding we are asking for a loan that could help us reach 50K (35K is the immediate need). This would be debt only and would guarantee a 15% ROI within 12 months (terms are negotiable). We have occupied a commercial lease in Philadelphia to open a boutique fitness center in the trendy area of Northern Liberties. This boutique will attract upper middle income residents since it will be designed with an aesthetic to that appeals to this particular clientele.

We we would like to achieve at least 20-35K by March 15th if possible.  The rest can be distributed later next month (April).  We have our business plan, financials and other info to share if needed.  The guarantor of the loan (Jamal Wells) already owns property which is currently being rehabbed.
