Greetings!  I worked with a great architect in Brooklyn NY and I am presently working with him in Philly!  He does awesome work and he is a 3D wizard!  His firm Wells & Ogunde Architects are thorough, specialized and communicate well.  I highly recommend their services.

Looking for a REAL private/hard money lenders please.  I'e contacted three people on BP who say they are the real thing.  After doing some digging they turned out to be scams!  Any advice would be great.

Hi Loren I am in the process of purchasing a multi-unit bldg. I am looking for an HML that can provide some of the up front cash. I am also putting up some cash towards the deal. The property is in Philly near Temple U.

Hello All, I purchased my first investment property using traditional financing (Bank of America). I am considering some other options for my second investment property purchase. I know the market for financing has grown tremendously over the years. Which do you prefer and why? What has your experience taught you? Where do you see the lending business going as it relates to property investment?

Hey everyone, I purchased my first property in 2013. I'm about to purchase my second one. Understandably--crunching numbers, knowing your market and the overall purpose of the purchase are some of the key elements involved when creating an offer. I wanted some feedback on what you personally do when you find a property that you really want. What is your process? What has worked for you? I appreciate your response:)
