Hi Jason, I live in Overland Park too but I invest elsewhere in KC. I like to call Johnson County the land of low to no cash flow. Those MF OP properties do get snatched up quickly but in general, unless you are flipping it is very difficult to get the numbers to work out well. I can understand wanting to live here for the schools, amenities, etc but lower your expectations for finding a smoking good MF deal here in the bubble. 

I know it’s getting a little slick out there but after talking to @John Wires we have decided to keep the event as scheduled. Come on out if you can make it but be safe! We have the table directly in front reserved. :-)

Kansas City Meetup! Tomorrow night at The Well in Waldo 7pm, come hang out. No cost, no speakers, just chat and chill. 

I see this often with Kansas City MF but have only had one deal blow because the lender didn’t like the zoning KC had listed. Certificate of legal non confirming use is fairly easy to get and you don’t need an attorney to help you do it. I’ve had much better luck going down to zoning in person with issues like this. 

Im procrastinating at my job as a multifamily realtor in Kansas City. Need a CMA or BPO on a KC multifamily property? Curious about rental rates in Kansas vs Missouri? Wonder if that property listed on the MLS as a superior buy is really straight up hood? PM me and keep me avoiding work for the next 90 minutes! :-)

Hi @Xavier Martin, welcome to BP. There are so many great meet ups in KC. Bridge and Marei have great monthly educational get togethers. @Quinten Sepe, @John Wires and myself hold a monthly meetup as well thats less organized and more conversational in nature. Basically we just get a bunch of RE investors together chatting over cocktails. Check the events page on Bigger Pockets to see the details for the next meet up. :-)

Hi Derek, Its great to see another fellow Overland Park person on here! Good luck on your house hack. Are you planning on staying in Joco with lower cash flow or jumping outside the Bubble and finding higher returns?

I second Julie Anderson. She's doing this very thing for me right now and has been very reasonable and easy to work with.
