1st thing that’s great about getting started as a realtor is that almost everyone wants you to join their brokerage. So it’s very easy to find them. I would google all the local offices if your area and interview THEM to find which is the best one for YOU!

Great post to look for help getting started! Yes training is important and getting a great mentor is crucial to beginning success! Some of the bigger brokerages do have fancy training programs to plug into, but for me it’s about finding a brokerage as a new agent where you can get the direct support your looking for to be successful. Real estate training now in this age is everywhere. There’s thousands of podcasts, YouTube channels, and classes you can take from other successful agent to get that as well where a smaller brokerage might not have the fancy training platform to plug into.

In my opinion the mentor is paramount because you will need someone who is going to get in the trenches with you, role play conversations with you so you are ready to talk with sellers and handle their objections about your commission price, why their house isn't a worth $20,000 than what your CMA says, and why they should choose a new young agent like you and I vs a more experienced agent that has sold 100s of homes in their career. Or take you through step by step every document you need to get signed when working with a buyer.

So I would strongly consider joining a team or brokerage with a strong support system where you wont get lost in a sea of 500 agents.

Also look for one if your interested in investing that would tailor to that as well.

Hey welcome to the site and community! . House hacking is a such a great way to start in investing. I actually recently finished my basement and am currently renting it out to cover almost half my mortgage. Now can’t imagine going back to paying the whole thing again. 

Going with a 2 to 5 unit is the way to go though. Recently just helped a recent college grad buy one in Aurora as well. Are you particular to which side of town you live on?

That’s great. We have a lot of like minded goals there. Very impressive to have some good ideas to find deals/clients right out of the gate. 

And your right on there with working smarter not harder. But at the same time with such an influx of technology, lead sources, online platforms, lead gen companies it can be a challenge to weed out ones that will actually give you a solid ROI.

There’s so many brokers/ investors out there now I talk to that are dumping tons of capital into lead gen / admin to manage off of it and barely coming out profitable. Would love to chat about what’s been profitable for me so far and what your planning on as well to see how we could both be the most efficient. 

At the same time with the growth of technology I’ve noticed as well many brokers/investors have fallen away from Good Old doorknocking and driving for dollars. One of our teams last rehab deals came from Driving for Dollars and a rehab I found for one of my clients that I will be listing in July came from doorknocking. So always good to remember to keep the basics in your plan as well!

Without reading your agreement specifically we are all assuming here, But for the sale of conversation here, assuming your agreement is similar to the one I use with clients then YES your agent is entitled to a commission for ANY property you buy within that county that is written in the blank line there. And if you get into a transaction where he/she is not involved at all within the contracts. Guess who’s paying that commission....YOU. 

As an investor I would not advise you to sign an exclusive agreement with a broker.  Reason being investment deals  can be hard to find, so I would keep all your options open for different brokers, wholesalers, and yourself to find deals. 

Imagine if you decided to start a direct mailing campaign in that same county and found an off market lead, worked the lead, drafted up a contract, handled the entire  transaction to closing. And your broker finds out you purchased a home. He/she has a legal agreement that now says you owe him/her a commission. 

Same goes if you found a deal from a wholesaler or on the bigger pockets marketplace here. 

So don’t sign one! Or if your broker has a policy that they need one in order to work together. Instead of putting a “county” in the blank space ask them to write in “any property that they show to you” that way any property they alert you to and invest time into they are assured they will get paid for.
