I would also agree with what others said here, Lombard is a great area, good quality tenants and nice schools. Taxes are really the killer for rental investments in the area though where most properties that are undervalued get purchased by homeowners looking for fixer uppers and outbid most rental investors unless your willing to sacrifice your returns a bit to have a rental in this quality of an area.

The whole city of Chicago is hard to compare directly to a town like Naperville as far as rent values, property values and taxes because the city of Chicago is so large and diverse one neighborhood compared to another is really like comparing Naperville to another suburban town. 

The main difference that is there between the two though would be tenant laws and rental inspections as they are in two different counties. Cook County (chicago) is much more tenant friendly from what I have heard then Dupage (Naperville) County.

As far as the out of state investing I would recommed getting your feet wet 1st with the house hack here. See how that goes then when your looking to move out of state in a couple years, maybe after having the money saved roll into another house hack (maybe like a 4 unit or even a bigger. Anyways if you have the cash for downpayment. STOP RENTING ASAP!!!

Tons of info and people to meet to help you on your journey on this site. Stay active in the area posts! I am a local Realtor and know a lot of wholesalers in the area that are moving deals. Found BiggerPockets and other financial books I have read now earlier in life! Especially before I bought my primary residence. Looking back I would have probably looked to househack and have made better financial decisions early in life, which would have set me up to invest earlier. 

Nevertheless maybe then I would have been content with where I was at and now been so aggressive to self improve and set myself up for massive future success
