Athens Georgia Investor seeks a LOCAL partner that is willing to work as hard as I do.

I'm starting a yellow letters campaign and need boots on the ground in my back yard.

Can you keep up with my hustle?  

About me: Growing track record of buy, hold, fix, flip, Sub-2, etc. I have money to fund a sustained campaign. I have a real estate license, but looking for someone willing to take the leads and run with them. I can analyze, close the deals, run the contracts, find the buyers, or buy them myself. I have successfully closed sub-2s, lease option buy, cash at 15% ARV purchase price... yes you read that right, 85% discounted properties in a hot neighborhood. I need a young (or old) buck that is willing to work their butt off alongside me. Message me if you may not have the cash, but an unstoppable motor and ready to kill it in 2015.

Also, if you are looking to flip houses PASSIVELY and want to learn a ton along the way, message me.  We have more deals than cash at times.

VERIFIABLE track record.  All deals are in Athens GA (Home of UGA), as follows:


Nov 2014- Bought a triplex final ARV at $350k at 580 Sunset Dr for just $37k. Rents for $2900/month. 3% property in an appreciating area.

Seeking an Acquisition Specialist. We craft the direct mail strategy and then I invest MY CASH to directly reach home owners that need to sell. You receive calls from motivated sellers. Do the diligence. Follow up. Our toolbox is full of options to do a deal... and can do way more than just "buy" a property. In Athens, we have done: Wholesale, Wholetail, Sub-2, Hold, Fix, Flip, Multi-fam, SFR, Assignment, Double Closings, Option, Lease-option, Subdivision, Rehab/Hold, Forced Appreciation, small apartment buildings, AND STILL striving to learn everyday. I have my real estate license so I can also refer or co-list for a split. But we make much more money as investors... would not mind funneling an agent some listings IF you bring us deals.

You make money on every deal... Let me be clear... I INVEST MY MONEY. You HUSTLE. None of your money is required unless you wish to fund deals. But you better keep up because I expect return on investment. This is not some internet education course. Never took a course, learned from the school of hard knocks. I am a real guy looking for someone willing to light their hair on fire with me and go for success. Ignorance on fire is more successful than knowledge on ice.
