When selling a flip I do buy down and/or money towards closing VS lowering the price 

This keeps the price higher so when I sell another flip in that geographical area, the appraiser  uses the higher sales price as a comp

For an agent it’s better as the seller pays a slightly higher commission

Learned my lesson many years ago with similar stories 

I post 3 day notice then 7 day 


unless she can call your bank and they are ok with you being late in your payment

 That’s a long article I skimmed it but I missed the part where they said that rentals are gonna go down over 25%

Do the comps you researched before you bought your flip have fireplaces or not?

What is a certified copy of a lease please?

I have split numerous parcels in different counties in FL 

maybe I was naive but all I did was look up the parcel ID on the county website 

TheN I called the zoning dept and said Hi I want to buy lot C and divide it.   Can I?

They said yes or no.  If yes I asked for their email address and sent them an email.  They confirmed in writing what they said on the phone 

I called a survey company said hey please do a survey and divide it according to what the county said 

I did that and list the lots for sale.   They sold and the buyers out houses on them 

Sometimes I put in an offer on a property with a 30 day due diligence period.  And call the county then

My personal flips sold in the same number of days as the average over the last year 

For the same price as the 2 flips from 5 months ago when interest rates were higher

I don’t understand how the deal doesn’t cash flow if it is 1% rule and 5% interest 


those 2 don’t seem possible
