Hello,

Do you know of any companies lending money for mobile homes?

Thank you for your help,

Just about any bank or mortgage company will finance what you described

Quote from @Michael Plante:

I bought 16 acres    I THOUGHT it was Two 8 acre parcels.  Turns out it is an 8 acre parcel (can’t be divided) and 15 - 1/2 acre lots can build on or place mobile homes

I sold the 8 acre lot for what I paid for the entire 16 acres

Suggestions what to do with the remaining 15 lots?

Partner with a builder?

Sell them all at once?

Sell them individually?

Put a spec house on one and see what it sells for?

I have cash to use if needed

open to any ideas.

Are self storage buildings in demand where the property sits?

They are zoned for houses not commercial

Quote from @John Teachout:

Do some additional research and determine if the lots are located in a desirable area that someone would build new construction. To build homes, you would likely need to create a "sub-division" which can be a costly process before the first nail gets pounded. Is there water and sewer to the site? Is it in a city or outside in the county? Research is always important before investing in land. It sounds like it's going to work out ok for you since you got your money back but the indivisible acreage should not have been a surprise to you.

Thank you for the detailed reply

i bought it knowing o could sell it for double.

Getting it recognized as 15 lots was work my real estate agent got done by simply calling the the county and then emailing them for written confirmation of what they told him over the phone.

On another parcels I tripled my money in less than 1 year on a 100 acre parcel by simply having new surveys done and listing the 5 - 20 acre parcels on MLS. no roads, no clearing nothing

Actually more than tripled as their was owner financing.  Put 20% down.  Sold all of it for over double  the purchase price

the 15 lots are already recognized as lots and cleared.  No additional road needed

They are cleared and ready to be built on.   Can build stick  built or put mobiles on them   With a simple building permit

Septic and well are usual for this area and poses no trouble  all high and dry

Yes they are building houses in the area.   Growing rapidly

looking for advice from others who have actual experience with something similar

Maybe partner with a builders?

Maybe have a spec house built and put it up for sale?

I have all of my money out so open to any possibilities

This tactic has helped resolve many different problems
I would send an email your state Atty generals office.

This next part is the key to success

I CC the offender. In this case your former PMs company

something Short and sweet

Dear State Atty XZY

I have had $x,xxxx stolen by (name of the PMs company)   Please help me recover this unjustly taken money

Sincerely Michael Plante

Has worked 100% of the time.  Never had the Atty generals office reply to me.  Truth be told I don’t even look up the state Atty generals email.  I just make one up lol

Quote from @Bryan H.:

Hey there,

This to me sounds grossly under-budgeted. I've built three successful unique airbnb small homes from scratch, and currently pricing vacant land and development costs for exactly what you've described (in rural NC or VA).

What have you allocated for land acquisition costs? Land development costs? Site work, septic, electrical?

Just for starters, let's say you find suitable 5 acres for $150k. Lot clearing, basic road, site development, can easily reach and additional $150-200k.

Curious about your numbers...

5 acres for 150k. That sounds super expensive in rural NC and VA

maybe I don't know what needs there are for building STR?

put key on lock box yiu buy on AMZ

Google flat fee MLS listing

Choose  one of them   Usually cost around

Have pictures taken

Give selling agent 2.5   They take care of submitting you the offers

Done

seriously I have sold like this numerous  times

My dad gave me a book about BRRRR 47 years ago

was called something different.   BRRRR is just the new cool term

Worked back then and still works now

Should have evicted 6 months ago

yes immediately evict

Or let them stay and risk having your good tenants leave you
