I never have those items inspected 

I just figure I will need both of them new 

I know exactly how much they will cost me in my farm area I work in 

I base my offer on this 

If they turn out to be ok I make more money on the flip

Proves you are legit 

I find it easiest to do this 

I find a house on Zillow I am interested in.  I copy and paste the listing agents name into Google and add cel phone number to the search (Zillow gets in the way of texting the agent with the number they list)

I text the agent with the link to the house I want to know about. I also text a copy of my drivers license. A copy of my POF letter. And ask If I am interested would you be able to submit an offer for me?

I have found this works very well

To me if a renter pays a monthly fee for an animal they fell they have paid for damages the pet will do 

I prefer to up the rent and state what pets are allowed.    I end up with the same amount of money each month and the tenant doesn’t feel they have a free ticket for their pet to mess up the house 

And of a renter takes the place and I let that is a bonus

When I went to college rent was collected upfront for the entire year 


as well as 2 months security deposit 

Rentals closer to the bars rent for more money

Why are you renovating?
How much more will you be able to  charge per month if you renovate?

What about just adding a shower to what you have now

2 Full time onsite managers for 74 units x per bedroom.  Seems very excessive

Do you have enough money for multiple down payments to buy rentals?

If not then learn to flip
