Congratulations!

I do it a little different 

I tell the agent I want to put in an offer on a property they listed (double commission)  BUT before I tell them what I want to offer I say seller will only have 24 hours to accept and I won’t entertain any counter offers 

I also link the agent to another property stating:  if the seller doesn’t accept or counters I want to put in an offer on this other property.  Can you put on the offer even though you didn’t list it?


I feel the listing agent presents my offer in a favorable way as they want the double commission 

Has worked well so far

I buy larger tracts 100 acres and dived it up with a simple survey and sell 

I have looked into the cost to put in county approved roads and to me the cost is extremely high.  I couldn’t make a profit if I did this.   So I just use the existing paved road frontage 

How much would each lot cost you based upon building roads, drainage etc?

Amazing thread thank you so much 

when I went to college we had to pay for the rental house in full up front for the full 12 months 

Is this not done anymore?

if you do rental income how soon would you have another 70k or so to buy another place

Why do companies sell turnkey rentals?


I flip houses   No way the houses would sell to an investor for what I sell them for to a person buying a house for their family

In my experience  their are many good cap deals in upstate NY 

appreciation is often low to no appreciation 

Many are ok with that

You weren’t making 10% while actively managing your properties correct?
but now want to make 10% passively 

Not going to happen in safe way in my opinion
