I recently went to the courthouse and my county uses Landex.com for all the probate records. Is anyone familiar with this system?  I'm trying to figure out which instrument I have to put in to pull the proper record with all the information I need?  Such as decedent, address of property and the PR and their address?

Flip opportunities are there you just have to do your due diligence. There are deals to be had. It's all about analyzing the market and the area and then mining for those deals. Like I'm looking to wholesale to build enough capital for buy and holds cause I see the potential in vacation rentals. I am working with a woman now that will be a perfect flip opportunity if I can negotiate her to 15-20K where another man who has a property in an amenity filled community would be a perfect vacation rental if I can talk this guy down to 40-45K then it could be a flip with some modernization or perfect for a buy and hold with great ROI and cashflow. So I'm a believer that there is opportunities everywhere if you can analyze a deal properly.

Air BnB is definitely a thriving real estate market in the Poconos. I have friends making great returns on investments here. I am from this area.  Born and raised and the tourists are still what drives this area. We are 1 hour from toll booth to GW bridge so people from the city are always looking to purchase or rent in this area and commute back to the city due to the extremely lower cost of living. This is what sparked my interest in real estate investing in this area. I'm a newbie when it comes to investing but I am extremely familiar with this area and the market is thriving. Anybody who tells you different just doesn't want you to know about the opportunities here

I think it's kind of crazy to just kick people out who have a lease set for a determined period of time. These people would be taking to court and landlords would be trying get the remaining rents. I don't care if you just bought a place. So that means kick em out in the winter months so you can be ready for spring. I always hear about ethics and treating people with respect and dignity. I guess that means only when it's beneficial to you.  Merry Christmas by the way I'm breaking your lease and putting you out. Have a great year. Come on we can do better

I've been discussing real estate with a friend of mine and had no idea he was involved. He has a house in bushkill which is a similar area to tannersville which is where camelback is located. He did Airbnb over the summer and did about 5000 in 2 months. That's for a 2/1. His friend has a 4/2 and did it the entire year and did about 40000. Did I see proof? No. is he a pretty reliable guy? Yes. But his market could differ from tannersville but I would imagine the winter months would do well. Hope it helps. I'm no expert but I do know the area pretty well
