No war zones in the poconos lol

East Stroudsburg is a tourist and college town. Blue collar workers and most of them rent and don’t own. You get higher rents in the area due to its proximity to New Jersey and New York. Vacation rentals thrive as well. 

So as long as you have an attorney hold the deed in escrow the due on sale won’t trigger? On lease options doesn’t the seller still hold the deed?

I wholesale out here the Poconos. PCP as Henry spoke of gets a little bit of a bad rap.  Especially if you are only looking for rental properties whether long term or vacation. There are some townships that frown upon short term rentals and make it extremely difficult to do short term. But as far as “bad areas” there aren’t too many. The Poconos has tourism and a nice college population that makes it attractive to buy and hold investors
