On my single family rentals, my leases indicate tenant is responsible for yard maintenance.

You might also consider asking your tenant to first complete an application so that you can properly screen the tenant. I have required existing tenants who did not have leases to fill out an application and go through a tenant screening to verify and confirm credit, background, etc.

Is the existing rental property in an appreciating market and more importantly submarket which you think will meet your long term appreciation goals. If so, consider keeping. If not, you might consider selling and reinvesting in a better market to meet your long term goals. You might also want to consider a cash out refinance with conventional financing which is at low rates right now and compare that to a HELOC.

Might want to ask your tenant to send you a photo or scan of it so you can review it. Is it an official form or something your tenant created?

I have seen a slow down on a few of my rental turns over the last couple months due to COVID. If your property manager set expectations which were not met then I would discuss with them. There is no guarantee that another property manager will do better. You will constantly need to manage them.

I am looking for lenders for a cash out refinance on a single family rental property in Georgia. I am considering conventional financing or a private money lender. Property is owned free and clear and I am currently living out of the country (relocated for work approx 1 year ago). I have spoken to several major conventional lenders and there have been some sort of issue either because the Embassy is closed or they only fund their own deals, or require 2 years foreign income, don't accept POA, etc.

Any help would be greatly appreciated!
