Cash Out Refinance While Out of Country

I am looking for lenders for a cash out refinance on a single family rental property in Georgia. I am considering conventional financing or a private money lender. Property is owned free and clear and I am currently living out of the country (relocated for work approx 1 year ago). I have spoken to several major conventional lenders and there have been some sort of issue either because the Embassy is closed or they only fund their own deals, or require 2 years foreign income, don't accept POA, etc.

Any help would be greatly appreciated!
