 Welcome! I buy single families in the Birmingham and Huntsville area. Are there certain Birmingham areas you want to be focused in? Numbers might look good on paper but reality kicks in with demand/high days on market, etc. I would advise running your numbers conservatively. The Alabama market was hot for investors in 2022 then took a turn late 2023.

 Good to know it's not just us dealing with permits. Hopefully they will be more investor friendly soon!

as in rentals, forestdale is a great area!! Certain parts of Eastlake aren't to bad and usually do great and than center point not to awful either. 


 Great info, Lilian! When was your last Center Point rehab? I haven't bought there in over 3 years due to the city. Center Point kept dragging our projects with not passing permits. Every CP rehab in 2022  averaged 400 days due to the municipality. I'd love to buy there again due to inventory and performing rentals but it's not worth it at this time.

 Great markets to focus on! I buy in OKC and Birmingham for rentals. Both markets have similar price points for investor friendly homes. I would advice being conservative running Birmingham rents due to DOM. Numbers might look good on paper but some pockets do not have the rental demand compared to other areas.

 I invest there for rentals. Have you seen an increase on the rental side? There's countless high DOM every time I'm running comps. It's affecting my numbers drastically by missing out on good opportunities. What areas are you seeing the growth?

It depends what your goal is. I buy to rehab and turn into rentals so Pinson, Pelham, Bessemer are a great fit for the areas and returns I'm looking for. Center Point is not investor friendly anymore so I would advise staying away from the rental side.

I buy single families in the Huntsville and Birmingham area. I would advise running your rents conservatively and vet property managers properly before signing anything. The Alabama market was hot for me in 2022 then took a turn in '23 and '24. Good luck!

I think their method was just mass mail and they got a few hits. Another way is to check out this website. It gives you a list of all the assumable mortgages in your area.  https://assumelist.com/


 Thanks Preston! I feel direct mail is another great method. Is there a certain direct mail service they prefer?

i can only speak for what i've done as i suspect it varies by market.  i had a lot of success with direct mail and actually a fair amount with email.  SMS really did not work, it seemed to annoy a lot of people waaaaaaaay more any other method.


 I haven't heard much about emailing but it sounds like a great idea instead of texting. Thanks Nick!
