Congrats Kim! Madison County REIA is a great place to connect with investors in person. Zach does a great job with the events and the office is top notch! Also the Huntsville AL Off Market Deals Facebook Group is great to see off market properties investors are selling.

Quote from @Josue Ramos:

Hello, my Fellow investors

I am looking for my first investment property and I have been researching markets. So far Dallas, Austin, Houston Texas and Columbus, Cincinnati Ohio and Nashville Tennesse and Nevada have caught my interest. I want to ask ya'll seasoned investors if you were starting out today where would you start investing with all the experience and knowledge you have now?

I goal is to find a market that has good appreciation rate with good to decent cashflow but out of the two appreciation matters more to me. I am already have a good lender that has pre-approved me with a DSCR loan so all I need is to find the right market to invest in!

I am currently located in The Bay Area, California and I am little nervous about  investing out of state but I thought I would give other cheaper markets a shot other than my backyard which is expensive. Any advice, suggestions or recommendations to honest investor mindset realtors in these markets would be greatly appreciated!!  Thank you!!

If you're looking for strong appreciation, Dallas and Houston are great markets. Increasing job growth and a strong economy brings an ideal investment in these markets. Strong rental demands as well.
If you need any assistance on areas to focus on in these two markets I'd be happy to help!

Hey y'all,

Where are the OKC investors finding their deals? I'm looking to acquire more properties but having a hard time finding the right deals. I hold for rentals so the neighborhoods must be desirable. My bread and butter is anything in the $1,195-$1,695 range.

Are there certain cities in the OKC area that are providing your demand?

Any help is greatly appreciated!

I would look into the Del City area. The rental demands in that pocket are great and down the road from Bricktown. We've been in OKC for 7 years and haven't any tornado issues.

Right now it depends on the price point from what I'm seeing. Our houses in the $1,195-$1,395 range are renting within 25 days while the higher rentals are not getting the traction to rent quickly. Since summer is here, I can see the rental demands opening up before the new school year.

OKC Investors,

What are the main networking events in the OKC area? Looking to connect with local investors, wholesalers, and agents at the events. Which events are the best to attend?

Quote from @Courtney Olson:

Good evening,

I’m starting my investment journey one house at a time in Alabama. I live in FL so I’m trying to network and learn the area while investing in Turnkey property as well.  I really like the areas of Huntsville and nearby such as:  Guntersville, Athens, Albertville, Muscle Shoals and want to purchase my next property in this region.
I would really enjoy learning from others investing in this region and hearing your experiences with Prop Mgrs, Contractors and Rental income.
Thank you,

Court

Welcome Courtney!

I buy in the Huntsville area for rentals. Huntsville, Decatur, Madison, Athens, Hazel Green, Meridianville, etc. I've discovered Madison, Morgan, and Limestone counties are the place to be in depending on your exit strategy.

Reach out anytime to connect! Wishing you the best on your new journey

Hey y'all,

Can you help me determine the best rental areas in St Louis? $1,295-$1,995 range. I've noticed Florissant is a great pocket when it comes to rents, ARV, and area. Are there any other "Florissant" type pockets in town? Prefer buying in St Louis, Jefferson, or St Charles in desired average grade residential neighborhoods

Any help is greatly appreciated!
