Thanks Ben! I've noticed Edmond is a lot more competitive than your lower end OKC properties. $125,000-$215,000 is my bread and butter ARV target so south OKC it is!

We're seeing inventory start to creep up all over the metro, but prices haven't started coming down yet.  Median and average prices are still up ~2% over 2022 year to date.

Months supply of inventory is growing (up 47%) over this time last year, but there are actually fewer listings (-6%).  This tells us for whatever reason that the demand has started to drop off.   

Hopefully that means more deals for us in 2024.  

The numbers work a bit better in MWC area, but the appreciation hasn't been there historically. We're finding our best luck looking at properties that have been on the market for longer periods of time negotiating them down.

Hello all, 

I'm curious which areas in Oklahoma City are hot for purchasing rentals right now? I'm looking for SFH to fix and rent out. I haven't had any luck in my desired cities (Yukon and Edmond) due to the numbers not working out.

What part of town are you seeing the increase in inventory? Del City/MWC? My demand is high and I would like to start buying as soon as possible.

Good to know, Caleb. Those C-B zip codes are exactly what I am looking for. It seems the rents are having a hard time catching up the price points lately which make numbers a bit more difficult. Much appreciated!
