i would consider trying to "house hack" or maybe even a live in flip. both of these options allow you to get in a home with low money down and help build equity quickly or live for free while a tenet pays your mortgage. look for a duplex triplex or 4plex live in one and rent the others. youll be able to live for very cheap or maybe even free if you get a great deal. if you dont like the idea of living next to tenets find a property that just needs some work fix it up while living in it and reap the reward of sweat equity when you go to sell or refinance

@Forest Hunt I grew up in McDonough and that market has grown and grown. There are some good school districts I went to OLA and that was the best rated public school as far as I know. Neighborhoods where being built crazy fast and homes were going up in value pretty well. My family bought a home not as an investment just as a place to live and when moved had some equity in it. So I’d say if you can find a good deal that’s a good place to grow as it continues to expand. If you need an agent that knows the market well I can give you a contact.

@Yonah Weiss I recently graduated college w a degree in turf grass and golf course management. So I grow grass for a living lol, I enjoy my job but with how many hours I put in and how many hours I see my boss put in and the wages we earn it’s be very difficult to become financially free off of just saving. So in that case no my degree doesn’t per say help w real estate investing but I do something I like to earn money and I’m going to deploy that money into real estate to grow that to financial freedom.

@Milan Dixon I’m not an investor yet bc I haven’t bought any property although looking but I’m working w an agent that helps me out a lot so far. He understands I’m looking for an investment and not just the “Aw that’s cute” house. He has been able to show me any property I want. He will put in my offers even when there low. ( I look at property and the numbers, ignore asking price offer what works for you) he is willing to work through any option I’ve asked and he’s always responded quickly if you find someone that can do that I think you’ve got yourself a good agent if not maybe look for another

@Jake Arnold Congrats on your first duplex I’m itching to get one of my own! Just from what I’ve learned definitely set up a prescreen prior to showing as there is no point to show to someone who doesn’t make 3x rent, has pets in non pet friendly house etc. Just asking a few basic questions you can get through the tire kickers and only show to more qualified tenants.

@David Goodman Smart strategy on finishing the basement for a duplex. Few questions on that. What’s the ballpark you look to spend on a basement finish? Do they include full kitchen and amenities like laundry? How do you account for their utilities? Do your basements always have their own access or what’s it like to share a front door? Do you lock the basement inside entrance or do these people have access to your home upstairs and how do you manage that.?

Welcome to BP! ive been on here few a couple months now and recently went pro. The Calcs did it for me so much value in them. I am also actively looking for a multi family to try and house hack but havent found a deal yet. i am working w a real esate agent TBH i dont know if hes really any good as im new and dont know what to expect from them but i have had him set me up w auto email on any multi that comes on the market and run the numbers on those. I also have small amount of student debt i have been able to pay it down pretty quick and had no problem getting pre approved from a Chase mortage. I have a W2 job and they approved a FHA 3.5% down up to 190k for me. now just need to find that deal and pull the trigger so i can start calling myself an investor LOL. Good luck to ya and congrats on finding BP i think this is a great place to learn and grow.
