@Thomas Ingrao to write up an offer it takes agents time and their time is valuable as well is yours. If I have a real low ball offer I always ask the agent to at least make a verbal offer to the listing agent. This way they don’t run through the muck of writing a up a contract that will never have a shot at getting accepted

i agree ive been using the app as well and get a bunch of numbers that are no loner in service. i may have to try out batch and see if it gives better data

if your serious just send them progress not perfection is the key. get talking to people and see where you mess up then pivot and fix that screw up. if you are writing letters you are far ahead of many. i would also say to add about terms cash buy/no fees or closing cost/ as is/ and so on\.

more velocity of money the faster your wealth can build. try and find a balance of long term buy and holds for passive income down the road but you can also use real estatse as a tool to make more money 

ie flipping wholesaling or brrr as described above  to make more money to buy more buy and hold. check out@thachnguyen on instagram that guy kills doing that buy haveing very specific criteria to what do do with a property. 

@Justin Westgate depends on market if the city gives you 1000s of properties in your criteria maybe take it down to zip if that’s still to high then narrow it down more. As long as you know who you want to mail to make it as specific as you can with still sending enough mail to get some calls. Good luck to ya!

@Dajuan Taylor Depends in your market. If you can get a 50k house that’s not in a terrible part of town and add some value it may be a great start. Some places in the county you can find a real deal at 50k and others not so much.

@Leslie F Koenig Welcome to BP. I’m new as well spend much of my time here on the forums with any question that pops into my head. Been listening to podcast and have started taking action. Made a few offers but nothing panning out yet. Good luck to ya going forward!

i see where you are coming from and that may be a quick and dirty way to find some under valued house but i would be weary relying on the zestimate as they are often inaccurate. id suggest doing a little bit more digging and see what properties of similar size age and location have sold for recently to giive you more accurate comps 

@Dave Foster very unique way of looking at it and im sure there is some truth to that. in general SW florida does tend to be cheaper and less known country wide while you can still find many beautiful places to live and invest there.
