COZY is free and recommend by many my friend is a renter and his LL uses COZY as the renter he likes that method.

most common practice is try and be all in at 70% ARV

so take ARV mulitple by .7

then subract rehab cost, intrest on money borrowed, closing cost realator fees, holding cost (taxes,utlities,ect) and then figure out what you plan to make. things add up quick and a good deal to turn bad fast if you are loose on the numbers

Williams I’m new to wholesale as well but my recommendation is to join all the local FB REIAs and post your deals there I’ve recently joined mine and seen multiple wholesale deals get scooped up on there quickly. Easy and free advertisement to all the real players in the area. Also try and link up with the flippers doing the most deals in your market deal flow is always their toughest hurdle give those people first dibs before blasting it out and watch relationships sky rocket

@Ilizete C Rhine Airbnb? Rents could 10x by short term rentals in good areas like that

@Natan Gutt there are many creative ways but also if you have a primary residence you may be able to get a HELOC in it and cover the down payment no money out of pocket.

@Craig Anderson Brandon Turner has done webinars in it you can just YouTube it and find many videos on the subject. You can become a pro member and use their calculators as many times as you want or you can build an excel sheet to do the same thing. I went pro bc the calculators are so clean and simple and the PDF afterward is very nice. Best of luck to ya

@Michael A DeAngelo also if this is a primary residence the energy saving might be something to consider with newer window tend to be more efficient

@Frank Patterson id say drive the streets that your property is on see if the comps have newer windows. But it all comes down to what you want from the property is it a rental, are you flipping looking for absolute top dollar? A lot of times proper prep work and fresh paint can make them look soooo much better
