Atlanta Georgia - 1 Hour Radius

Hello All! I am working with a partner to try to land our first BRRRR deal. I've been analyzing deals over the past month and have come to the realization, which many of you already knew, that the Atlanta market is currently extremely saturated. We have started to look in a one hour radius outside of the metro Atlanta area (i.e. Dallas, Mcdonough, Woodstock, etc.)

What feedback do fellow Georgia investors have on investing in some of these areas outside of Atlanta? Although these areas will not appreciate as quickly as Atlanta it seems the likelihood of landing a BRRRR is much higher but is landing consistent tenants realistic? Are there any recommended municipalities that should be focused on? I am sure this matter is only further complicated by COVID-19.
