I have 12 off market duplexes I am looking for a cash buyer for right outside of Nashville TN. They are located in Hermitage TN and has a potential rent of 900 a door. We are asking 160k a duplex. Deals can be found in any market and Nashville isn't an exception. The majority of the deals I wholesale are 150k and under. It just depends on what area you are wanting to invest in.

Hey Thomas. You are going to want to use a purchase contract with the seller. Then use the assignment contract with the buyer. Essentially you are assigning him that original purchase contract you have with the seller for a profit then stepping out of the way. He is basically purchasing that contract via the assignment. Nashville Title and Rudy title both will do assignment contracts. Also, usually if you send them a contract that isn't right they will let you know that its not and maybe even help you get the one you need. Try reaching out to them beforehand.

Hey Zach. I would think it would depend on what type of investments your parents feel comfortable with. Since they are older they might be more into something like a NNN lease commercial deal. Smaller returns but about as hands off as you can be in investing. Also, Nashville is extremely hard to find any multi family over a quad.

Whats up Zach. Thats a pretty good response rate but I would definitely try and get the amount of letters you are sending out up. I usually own run a campaign unless I have about 1k leads on it.

Hey Gerald. I am a wholesaler here in Nashville so I can help a bit with this.

Most of my buy and hold investors wanted to shoot for the 2% rules when I first started 2 years ago. The same are happy with over 1% now on SFRs. For multis I try to stay around 1.5%. Besides that its usually a combination of how much equity and what type of tenants you are looking for.
