Banks:
Franklin Synergy, Civic bank, Cedarstone, Community bank (Ashland city).
There's no such thing as a newbie bank. If you meet their criteria (whatever it may be) you can get a loan.
Agents:
Go to the deals meetings that Phillip holds on Tuesdays and just ask for an agent.
