Here we have a Triplex in North Nashville we will be wholesaling. This property is only a couple blocks from Charlotte Pike right next to downtown. All 3 units are currently rented.  Two are on month to month leases and the third has 6 months left on her lease. The total current rent is 1,600, but market rent is more along the lines of 850-900 (rentometer has the average rent at 1,051 per door) a door. As far as repairs goes with this property not much is needed. The roof is new and HVAC is solid, also, plumbing, electric, and foundations are all solid. You can budget about 5-10k a door in updates if that is the route you choose to go, or you can rent it out in its current condition with no problem. This is a great buy for all you California investors. Madison TN is about 10-15 minutes from downtown Nashville and is where the gentrification is happening now that East Nashville is almost tapped out. Please reach out to me if you have any other questions.

332 E Webster St. is a quad located in Madison TN. It's currently getting an average of 410 a unit from long term tenants but could easily be raised to 600 a unit. All 4 units and the property as a whole is in great rent ready condition with no major problems and hardly any cosmetic problems. Their ins't a maximum profit per say. You squeeze in what you can squeeze in. Ive done a deal for as low as 1,500 and as high as 30k. If you do an assignment with your local title company then the seller will be able to tell how much you are making. It shouldn't matter to the buyer what you are making as long as they are happy with the deal.
