Curious what Nashville / Nashville region investors look for in returns.

What do you hope for in Cash Flow?

Do you shoot for the 2% rule? 1%?

What about Cash on Cash?

Cap Rate?

Also, if you are looking for multi-fam (triplex to tenplex), how are you finding your deals? Also attending my first REIN meeting tonight. Looking forward to meeting folks there.

I started buying SFR and multi in 2013. All of them have turned into 2%. I picked up a duplex earlier this year after rehab will be a 1% deal. Truthfully, I have decided to stay out of the buying side for a while. This market is insane and I have focused on refinancing my mortgages. It is a competitive time to start out. Good luck!
