Congrats on moving forward! Dover is a great place to start. sounds like a good hold if you decide to move.

Rents do seem to be going up steadily and people are grabbing them.

Hey everyone!

Im looking for a Portfolio Bank in NH. I have contacted a few but they seem scarce unless Im not looking in the right place. Also do they typically give you an idea of what your credit needs to look like. Im working on mine and its doing good, so I don't want to put a bunch of dings on it. I know if Im consistent in looking at financing it wont hurt that much but, the 3 agencies are so inaccurate Ive had to correct all kinds of mistakes

Im looking for multi family and SF if the ROI is great! I found one that considers SF commercial if its in an LLC which I always do anyway.

The interest and terms seem to vary also, I guess it depends on how wealthy they are... LOL.

What are you all finding out there and whats your experience with flexibility on credit score?

I know Chester and more people are looking for that small town atmosphere.  Im assuming thats the property? Looks like its in great shape. Also assuming its private sewer and water...

Ive been looking at both for direct marketing also. @Seth Williamsseems to have a pretty good knowledge of how these both work and in what instance one could work better for what we are looking to so.

I hope he can chime in where this is an old post...

Im going to try agentpro247. Also can I get any feed back on Excel mail/doc merge. Or another way to organize my lists

Randy Landman you suggested buying a couple SF with good cash flow and then use them for collateral to get a 5% line... you can you elaborate on that? Finding it difficult to get any cash out right now. Or any suggestions for financing in and around NH.

Thanks Jonathan. I had a question about the criteria so I did call customer service and they couldn't give me an answer... I called back  second time and  that rep couldn't see my account or what I was talking about in their program.

So Im a little turned off by that.

Im looking at a few other list companies. Im sure Ill find the one that fits

Hi

Do you have good comps? If so what do they look like. Also did you do market research for Commercial/residential rents in the area?

These 2 things are key for where or not I would consider what I would offer and how to structure this.

I started a list with Listsource.com today and had some issues with the details.... Criteria section. I spoke with 2 customer service reps. Neither knew what I was talking about nor could they find it in their program.

Spent WAY too much of my time on it only to NOT finish it. So Im not sure if I will buy from them. A little turned off at this point.

When the reps answered they asked if I was with listsource, reisource or another one. cant remember. Thought that was strange. When I asked what the difference was they both said its just another list provider.

Im already having a hard time delegating this task as I like to do everything myself.
