Hey!

Im going to be replacing a roof on a house here in NH. Looking into metal roofing. Im doing a farm house style remodel to fit the area. And like the look of the metal roof.

  Ive gotten a few prices for asphalt but would like to see the cost difference. its 50x30, and 3 different roof lines.

Just now starting to do my research. I see there's different materials, gauges, installation methods. Along with added ice shields, gutters...

Also those of you in the NE area if you know good, knowledgeable, reliable contractor that installs metal roofing please pass along their info.

Any input, experience would be great!

Hey Joshua,

Im ok with the price Im paying. I was a bit surprised at my first quote. The appraisal is done and Im waiting for the results. So Ill post as soon as I get it and also when the bank does their part to finish the story. :)

This post was awesome! thanks for sharing. Love to hear real life stories that arent so glamorous.

Sounds like you learned alot from this flip & its a great reminder to me as Im sure lots of other folks on here that this can happen on any project. The market is changing a little right now whether its premature because of the FEDS & the yield curve... But Im being a bit more cautious on taking on big & long term projects, ones with slim margins and/or land subdivision, which can be a longer term project.

Hey Sean,

I found an appraiser that I had been familiar with years ago... Shurtleff Appraisal, They came in at $500. knowing that it needs to be 3 parts. So I thought that was reasonable. I also got more estimates that were between $350-$525.

The mortgage company didnt give me specifics on principal reduction but, I have $162K in equity so they have stated They shouldnt be looking for any monies to be put towards principal from the sale of the lot. We'll see!

Do you primarily do mortgages around our area? I have a tenant that is interested in buying the property he rents from me.

Hey Everyone,

Ive unmerged a parcel of land to its previous 2 lots here in Salem NH. Years ago the town took parcels of land that one owner had and merged them with or without the owners permission. To make it easier for assessing.

In 1995 the state enacted RSA 674:39-a. See below. The gist was to merge contiguous parcels of land for municipal regulation and taxation purposes

I have gone through the steps with the town and was approved to have my lots unmerged. One lot has a house and the back lot that is basically land locked (not build able), which Im selling.

Of course I had to contact the Mortgage holder for a partial release. They want to be sure their asset in protected and the value is there to cover what I owe them. And Im not upside down or even close after the lot is taken from the original value of the property. 

They need a 3 value appraisal... First value with the house & lot as is. Second with the house and the new lot size. Third with the new lot thats land locked lot. Their telling me they just need to know that the of the house will cover the outstanding loan amount. 

I have spoken to the town assessor and he has stated that the house with new lot size WILL NOT change in value. And back lot which is not build able will be valued minimally ($300 year). Also had a market analysis done by a broker and same, the value would stay the same. 

I called around, most appraisers dont know what Im talking about when I say 3 values. Im pretty clear, I think. LOL.  they want to charge for 2 full appraisals or more. roughly around $1000+. This doesnt need 2 full appraisals. Previously both lots have 2 deeds and will be restored as such.

Anyone in this area have a referral?

Youll find lots of useful, priceless tools, relationships & friendships. Im going to analyze a few deals today. love using the calculators. It really gives you a good idea of what you want/can offer, if you want flip or BRRRR, and what will work best for your end goal on the property.

Everyday! Excellent resource for education. I've been in the business for years. always see or hear something new or valuable. Iisten to at least one podcast or YouTube videos of BP. Calculators are a priceless tool.
