Lol... BP is a great community of helpful, knowledgeable people that are willing to help and has many resources. As an investor its a cheap, no not cheap, inexpensive membership. And you can also go to the NHREIA NEREIA Boston REIA North Shore REIA. These too are all great places to network, get advice, partner, resources... They too charge a fee for membership/attendance as they should. Its not free for them to set up, provide the room & excellent speakers. And not to mention the endless hours they spend providing these networking events.

Since you are on the BP community and asking for advice and questions. Its natural to let you know how great it really is here and the FREE webinars, FREE contacts, business partners & friends you make.

Replied at the other post. Yes yes yes I definitely suggest purchasing the BiggerPockets PRO membership. Its worth every penny! You can listen to all recorded podcasts, money podcast and have access to these amazing calculators for flipping, buy & hold, BRRRR, multis... You can even put your logo & take the estimate and bring it to the bank. Looks very professional & is really awesome to see all the info that comes out of the calculation.

As with anything DO YOUR DUE DILIGENCE. And you did the right thing by asking here. I worked with both Than & Paul years ago through Robin Thompson. I didnt buy their course, they didnt have a course yet. They were working with Robin at that time. They were down to earth and hard working. They are doing what they love and offer the education for a cost. Can everyone afford it no. Is there a benefit to it absolutely!

Ive paid thousands for seminars boot camps...

@BiggerPockets .com is by far the best education you will get. Unless your looking for a one on one mentor. Oh wait! you can find those here too!

Welcome Joe!

There are some multi families in this area that have 2 homes on one lot. Not many but its something to keep an eye on. Also If you buy right and have at least 10% ROI. You will have nothing to worry about. It sounds like your plan is to only live there for a couple of years at best. Keep that the focus and look ahead of where you want to end up at. Fear will guide your choices if you let it.

2 great books that have helped me, actually 3... You may have heard of couple of these :). I have read these multiple times to keep my focus... Rich Dad Poor Dad & Cash Flow Quadrant - Robert Kiyosaki. This one is new to me & am practicing this awesome ritual. Miarcle Morning - Hal Elron. Podcasts157 & 284 are great!

Post: Contractor requesting 50% Upfront

Hi Alex,

My rule of thumb is 1/4 upfront. If the contractor has large purchase of materials.  Then 1/4 & 1/4 as the job is progressing. I hold the last 1/4 until the job is complete and inspected. Most  contractors  I work with are ok with this. 

I've also used this same payment schedule in 1/3's. 

If it's a contractor I haven't used I may not pay anything upfront, until a small portion of the job is done.

Everything is in writing, clearly stated, agreed upon & signed.
