@Polo Vazquez good to know, so you used them with no problem for personal mortgage but sounds like the consensus is not for investment.

@Scott Anderson sounds like you had a horrible experience as well! Can you elaborate on that? Just curious.

@Steven Strauss you had a good experience couple times with personal mortgage.

Im wondering if its hit or miss with the broker and/or their underwriting. For personal mortgages.

@Andre Taylor was the quit claim deed out of your property name, was it an LLC? any banks, portfolio banks want the property in an LLC or entity.

@Charlie MacPherson I just went through something similar with the property I just sold. The realtor sent over what was supposed to be a Pre-Approval from the mortgage company but, it was in fact a Pre-Qualification (said it right in the letter). I had to insist that the mortgage company confirm that they verified buyers income, taxes, employment... before I signed the P&S and held up the property.

@Joe Splitrock you mentioned Keller Mortgage, is this Keller Williams?

Ive been re- looking at all finance options for flipping and multi units. Banks, Portfolio Banks, Local Mortgage Companies, Nationwide Mortgage Companies... Ive used banks, local portfolio banks, credit unions & local mortgage companies in the past.

Just wondering

Why would I use Quicken Loans or Rocket Mortgage? (BTW their new commercial is creepy)

I second @Johnny Kang finding some one you can work with that has an out going personality. You hear it here on BP all the time... Find someone to do what your not good at or to cover your weaknesses. Theres nothing wrong with that its acually a sign of stength. Dont beat yourself up.

great book is "THINK AND GROW RICH" by Naploian Hill. Awesome true stories of successful people in life that hired to replace what they didnt know or werent good at. Look at Henry Ford, he didnt know what he was doing or how he was going to get his 8 Cyl. engine LOL. So he hired guys who did.

So go to a REIA meeting in your area take a friend for support, great advice @Corey Hawkinson meet one person thats it. no pressure. Then you can start looking around to see who you might want to speak with and maybe have similar personalities with.

Think of it as looking for your team. All of us have people that do better at certain things than we do and we eventually trust them enough to help us and partner with. You definitely dont have to do this alone!

Hey Marcus,

This is my primary resident Im remodeling to sell. Its almost 3K sqft, too big & my town is booming right now. Prices are high & sales are crazy fast. I just sold a long time investment (I worked on 7 days a week for 6 mos) on the market for 1 day, got above list price offer same day, closed in 3 weeks! I'll be posting details & pictures as soon as I make the time.

They are some what common in the area. Becoming more and a great choice as far as the snow & ice. I totally understand where your coming from. I have those same questions because I havent done a metal roof yet. I think doing my due diligence, research & weighing out return on my investment will decide for me where Ill go with it. Ill research it to death, researcher by nature. LOL.

I'll Keep this post going with what I find & do.

Hi,

From what I read... most are pretty hardy and can take normal hail but, they can be damaged from heavy, large size hail. Ill try & find the link and include it. It also includes the myths about noise and rust etc.

Ah, yes good thinking to ask to see pictures then ask for the referral...

There are a few peaks & valleys that would take more time. So Ill get a least 3 bids and see where that goes.

I was going to ask the building supply company & lumber yards I use to give referrals. Figured maybe a good place to start.

Hey Jesse,

Thanks for your input!  I did see the standing seem style and thats what I keep gravitating to. of course its more expensive. LOL.

What are some of the questions I would ask this type of roofing contractor? The ones Ive used over the years & the ones I have bids from for the asphalt dont install metal.

And about how long would it take for a typical install? And what would be the added costs?
