Purpose of the LLC? If for asset protection, a single member LLC has ZERO protection.

I had a tenant that skipped on the rent. They had a high credit score over 800. I filed suit and he found the money to pay me! It is amazing what a lawsuit can accomplish in a situation like that. If your three tenants care about their credit and reputation, a lawsuit against all three of them might accomplish your goal.

I would consider one LLC for them. Keep in mind that if a single member LLC, there is really no asset protection. Another downside is financing. You may run into issues if they are in any entity. I would talk to your CPA before I made any move.

I just purchased one that was owner carry. Seller wanted it gone ASAP. Terms were good. I don't think these deals happen often though.

I am in the same boat. I am finding it tough to get customers. Where are you located? I am in SW Florida.
