@Justin Rush the entire SW FL area has experienced major growth and price appreciation. IMO the ONLY way you will find a deal is via direct marketing. I only bought one property in 2019 ($50K under market the day I closed), NONE in 2020, and one so far this year ($40K under market). Both the 2019 purchase and the 2021 purchase were through marketing and my network. Is it too late to buy in the cape? Not at all as long as you buy smart.

If you sent estimates and paid those actual expenses I would not worry about it. You DID mention paint though. So you should remember that reasonable wear and tear is NOT damages and may not be offset by the security deposit. If you sent estimates and did the work yourself--you owe that money to the tenants. I NEVER do any work myself for that reason. Sub it out--and charge for it.

My builder just closed on 9 lots in the Cape. I funded the transaction. The market is continuing to rise but don't get caught in that trap. You MUST buy below market to make money. That is a tough task, but if you pay retail you may regret it. For this reason, I have bought very little the last two years. There ARE deals, but direct marketing is probably the only way to find a bargain.

If you sold and did not set up the 1031 with an intermediary you are not eligible for a 1031.
