Inheritance Properties in Florida

My brother and I are in the process of inheriting 2 duplexes and 1 SFH in Florida. Due to leins on the properties a family member is negotiating with the banks to purchase them with cash. He is only helping us and has no interest in keeping them or financing them. I currently have 5 SFH and 1 condo. All B-class properties and one of the homes is paid off. What is the best way to go about financing these properties? Does a commercial loan make sense? Do I create 3 LLCs? Please advise
