I like Commercial Real Estate Investing for Dummies by Peter Conti and Peter Harris. Great textbook to be kept on the desk of every multifamily investor.

It's a marathon and not a sprint. Never stop learning. Ask every investor about the worst deal they every did and what they learned from it. Don't trust anything anyone ever tells you, verify everything! (I know that is a tough one but live by it and you will never regret it.)
