    Absolutely loved it! Still need some time to digest and process some of the topics/specifics, but it was incredibly beneficial. I would sit through another day of the same class which says a lot. I also wasn’t willing to go to the bathroom for fear of missing something…My apologies to the cleaning crew.

    @Justin Fraser Great Job and congratulations! I teach all my clients that they should be the property management company sooner rather than later ( I know some 'gurus' out there say to use third-party management while putting your feet up on an ottoman). What I have found is no one loves your baby as much as you do. The easiest way to start your own property management company is outsource the financial management component. I used Jeff Ecker, CPA of Infocus Property Services in Duxbury, MA. He sets you up on the Yardi Voyager system and provides you with CPA-reviewed financial information every month. Allows you to sleep easier when you are using other people's money to get deals done.

    I watched some of the DeRosa Groups videos on Youtube. Good stuff.

    1. If you can't hang your head in shame after making an offer, you've offered too much.

    2. The biggest lie in multifamily is the asking price.

    3. If you are not making offers, this is nothing more than a very expensive hobby.

    @Erik Whiting. Erik, does the S&P fund have an IRR that takes into consideration inflation, appreciation, mortgage paydown? Does the S&P fund pay you a management fee every month to manage your own investment? Can the S&P fund be leveraged with OPM?

    Cash on cash return is just one way to measure the value of a multifamily investment.

    The advice people here are giving you are spot on. Let me just add my two cents on one issue. ALWAYS ALWAYS ALWAYS include the property management expense in your calculations even if you plan on self managing. Here's what happens: Let's assume a 10 cap and the property management fee is $10K per year. The self-managing seller says to himself, hey, I will not pay myself a property management fee and thereby increase the NOI by $10,000. That will increase the value of my property by $100,000. The next year when he comes along, a California investor looks at the numbers, buys the hogwash of self-management and overpays for the property by $100K. WOuld you for go $10,000 of income today if you knew it meant you were getting $100,000 next year? ANd that, is the power of the cap rate.
