What would you tell yourself about investing if you could go back
I have been investing in real estate for the last five years( I'm currently 30) and have learned a lot. However, I know their is still a lot to learn from experienced investors. If you could go back in time when you started investing. What advice or pep talk would you give? You can't give information about lottery numbers or stock picks. I'm just looking for information from experienced investors that took them years to learn.

1.Find a mentor in your area who has done it before and ask questions.
2. Read/watch as much information that you can about real estate investing.
3. Start browsing craigslist, realtor, Zillow and start looking for a deal.
4. Start gathering contacts ( plumbers, electricians, real estate agents, lenders, etc).
5. I would encourage you buy in area no less than c class on your first purchase and something close to your home.
6. Do your home work ( comps, rent rates, landlord laws).
7. Pull the trigger and learn from your mistakes( screen tenants don't sweat the small stuff).
8. Repeat.
