Thanks Greg. All my offers have been all cash offers. I was just hoping that my slightly lower cash offer would help me win bids. I quickly began to realize that it didn't seem to matter.... Thanks for the reply!

I know typically there is a huge benefit in writing cash offers with no financing contingency. Is there the same (or similar) benefit when writing on HUD homes? I know the formula to win a HUD bid is pretty simple....The highest "net to HUD" bid wins. However, is there any special consideration for an all cash offer? Or does the highest net to HUD offer win in all cases, regardless of cash or financing? Anyone have any knowledge or expertise in this area that would be willing to share? Thanks!

We are working with Union right now on a deal. We are also very close to the standard max threshold from a DTI ratio perspective, so I asked this same question. The standard they look for is under 40%. There could be some flexibility based on how much you are willing to put down (above 25%). Good luck!

Also take a look at LCNB. I think they want 25% down. They have branches all over Hamilton and Warren county.

will definitely think about it. It's just hard when we've rented it out for the last two years at that price. It just seems that once school starts and the weather cools, it's harder to find a renter around here.

it's been on for just over a week. It usually takes a week to two weeks, but we have much more traffic than we have had now, so I suppose I'm starting to panic.

Has anyone used paid sites to advertise your rentals? We have a SFR in the Cincinnati/Lebanon area, that we are currently trying to rent. We've used our normal advertising (Facebook, postlets, Craigslist) but so far, we haven't had much traffic. The property is priced right, it's all fixed up and looks great...but nothing. So we have started looking at the paid sites, but I am wondering if they are worth it. Any advice?

Holly, I'd have to agree with Craig, it's rough! probably not a good area to invest in being out of town.
