Property details:

3/2 home, built in 1957. Home is in a great neighborhood and in a highly desirable school district.

Full (unfinished) basement.

Property needs full renovation, including foundation repair.

ARV: $155-160K

Estimated Repairs: $50k (including foundation work)

Shawn Breyer You should be able to call to understand historical billing. However, you can probably also sign up for even billing, with some. That way you will have a fixed cost. In my area tenants in SFHs typically pay all utilities. And luckily, they can have their name on water and sewer bills as well. Good luck!

Justin Valedon We did the first time - yes. They then emailed the records back to us. Now we have the guy's direct email that does it. There's an online request form that we fill out and email back to him and he shoots us the data (like the next day). Our county is pretty fantastic. We can specially request what outfield fields we want included and specify the layout/format we want it back in. We have expanded to other counties that haven't been quite as accommodating. But all have had an online request process and all have been free. We are running out of records now and will have no choice but to migrate to a paid source. But at least hit the free ones first. I use the county records department to get names and addresses of everyone with delinquent property taxes. It's free and they usually email it right to you.

I'm curious, if you are a licensed realtor in Ohio, is it easier to wholesale? Are there less restrictions on marketing the property? But if you are licensed, does that mean you would have to sell the property through your brokerage?

I'm confused... If you are finding the house yourself and it's off market, why are you using a realtor at all? A title company should be able to help you with the paperwork. 

Sam G. Our tenants love our units that have white cabinets. We also always provide matching black appliances. They are a little more money than plain ole white but the tenants always love them (especially with the white cabinets). We have hard flooring everywhere. High quality laminate in LR/BRs and nice porcelain tile in Kitchens and Baths. Tenants appreciate the lack of carpet and it requires less maintenance and cost in the long run. Good luck!

I am not trying to argue with you either and this will be my last post on the topic. But certainly you realize what you are doing is illegal?  You can't enter someone else's property without their permission. Vacant or not. In foreclosure or not.   

Don't believe me? Call your local PD and see what they say. Would you enter a vacant property that was listed on the MLS?

I own 5 properties and 1 of those has been purchased with the assistance of a realtor. Although, not sure your point of that?  You have more properties so you get to break the law?  

I get and agree that one needs to do their due diligence before buying a property. But that doesn't mean you get to break the law in the process.

Uriah D. And you think it's ok to enter a property (by using a master key) that you don't own? Without the consent of the current owner?
