I just posted for someone else. There is a great thread on BP about neighborhood classes. Search the form, the OP was named Todd. I invest in Cincy, and like any other city there are some rough areas. Talk to some locals and look at crime data at raidsonline.com. I like the east side but so does everyone else so it's tough to find a deal right now.

Im a ny'er (well I was I recently moved South) but I invest in Cincy. Deals are very hard to find right now. There is a good thread on here about neighborhood classes...search Cincinnati and neighborhood grades. Crime is a challenge (just as most cities) so know block by block is important. I use Raids online for police crime data, it's a great resource.

Hello! We bought our first 12 unit a year ago but in Cincinnati. Still looking in Charlotte but small multis are hard to come by and those that I have seen don't really cash flow. Im keeping both areas on my radar.

Check out raidsonline.com. shows police data for all the areas. Its a must use!

There are some areas with high crime, this will help you learn them.

I believe we've spoken about this. Some of the bigger complexes are doing it. From what I've heard it's tougher on the smaller ones and people don't understand Rubs. I think if you submeter you are better off all around. Prices of water are quite expensive so I think it will make your property more valuable in resale if you have water submetered plus you don't become a utility company (no one wants that!).  We all have to ban together and make water charges more common!
