Yea, that was my understanding as well. Any ideas on qualifying outside of becoming an agent? Here were some of my thoughts:

- Wholesaler

- Real estate broker 

- Syndicator

- Self manage your properties

- Start a property management company

- What if I'm raising money from partners? 

- What if I hire my own maintenance person for my properties and have to manage that person? 

Any other creative thoughts?

My thought is that the education is surrounding credibility for acquisitions as well as sourcing deals. 

We own 56 units currently but we have a 3rd party manager since they are out of state.

Do you know if having a real estate blog/web classes counts toward real estate professional hours? My accountant said "I don't see why not" but that wasn't a strong enough answer for my Type A personality.

What does everyone think of Delhi? The stats online show household income of 38k, lower crime, and low vacancy but rents seem lower in this area. I'd say solid C?

I know this is an old thread but we are looking at a property that has a LIHTC. It is entering the extended use period (no more tax benefits). Property is listed for $25k per door. Average rents are $540 with a $72 credit for utilities. I don't quite understand the utility part. Would I have to pay some of the utilities if they use too much? 

It's 55+ only community. I'm not sure if that is part of the contract or if it was the owner's choice. I'm meeting with the seller today to discuss and the numbers look attractive. I just don't know what I don't know about this sort of property.
